Long-standing collaborations with municipal and independent schools form the basis for Hemsö's unique expertise in school environments. Hemsö currently manages about 109 school properties and completes the construction of several new schools every year.
School properties is Hemsö's second largest property category, accounting for 32 per cent of the total property value at year-end. Hemsö owns 106 school properties in Sweden and three in Finland. In Sweden, public tenants accounted for 52 per cent of the contracted annual rent at 31 December 2016 and private tenants for 48 per cent. Hemsö has only public tenants in Finland.
Demand for school premises in the major metropolitan areas and the most rapidly growing regional towns is deemed to be high due to population growth. This property category has grown relatively rapidly and now represents a significant share of the market for properties for public use. Unlike nursing homes, demand for school premises is slightly difficult to predict since the size of age groups can vary.
The diversity of schools with differing profiles and pedagogic emphasis, combined with varying number of pupils from year to year, places strict demands on the design of schools and their outdoors environments. Hemsö has built up unique know-how in the design of school premises based on its long-term collaboration with both public and private tenants. Hemsö always works closely alongside its tenants and adopts an overall approach to land, outdoor environment and indoor environment linked to the needs of the operations.
