Hemsö acquires property portfolio in Luleå

Hemsö has acquired five properties and been awarded a land allocation in Luleå. The total investment amount is approximately SEK 370 million.

In August 2016, a letter of intent was signed with Luleå Municipality concerning the acquisition of a number of properties for public use. Following these discussions, Hemsö is now purchasing four existing nursing homes and a healthcare centre from the Municipality. The properties comprise a total lettable area of about 15,000 sqm and the acquisition amount totals approximately SEK 100 million. Hemsö has also been awarded a land allocation for a nursing home.This new construction project will comprise about 10,000 sqm and the investment volume amounts to approximately SEK 270 million.

Portfolios such as this, comprising both existing properties and new construction projects, represent a growing part of our operations and are a good match for our strategy of being a long-term partner for municipalities in need of expansion,” says Jonas Jalkander, Head of Region North at Hemsö.

Luleå Municipality is the main tenant in the premises and will sign a 20-year lease for both the existing properties and the new construction project.

The transaction is subject to the approval of the Luleå Municipal Council. Hemsö will preliminarily take possession of the property portfolio in April 2017 and construction of the new building is expected to begin in 2018 and be completed in 2020.
