In order to further diversify its financing sources, Hemsö has signed a SEK 1 billion secured loan agreement with Svenska Handelsbanken with a term of four years.

Hemsö updates its sustainable finance framework

Hemsö has updated its sustainable finance framework. The framework is aligned with the International Capital Market Association’s guidelines and the EU Taxonomy. SEB served as advisor and Sustainalytics provided a second-party opinion.

Hemsö acquires hospital in Finland

Hemsö has acquired the Kymenlaakso Psychiatric Hospital in Kouvola, Finland, from Kymsote (joint municipal authority for Kymenlaakso social and health services). Kymsote will continue to run the hospital and has signed a 20-year lease agreement. The investment amount is EUR 13.7 million.

Hemsö increases committed credit facilities to SEK 13.5 billion

Hemsö has increased its credit facilities with SEK 2 billion, of which SEK 1 billion from Handelsbanken and SEK 1 billion increase of the subscription agreement from the Third Swedish National Pension Fund.  

S&P affirms Hemsö’s rating A- with stable outlook

Standard and Poor’s affirms Hemsö’s credit rating A- with stable outlook, the same credit rating from S&P that Hemsö has had since 2015.

Hemsö acquires nursing home in Germany

Hemsö is expanding its portfolio and acquiring a nursing home in Chemnitz in Germany. The investment amount is EUR 19 million.

Hemsö and Hoivamme develop a nursing home portfolio of EUR 50 million

Hemsö has formed a strategic partnership with the Finnish care operator Hoivamme, which provides elderly care. Hemsö and Hoivamme have signed a framework agreement whereby Hemsö finances the development projects and will become the long-term owner of the properties. Hoivamme will sign 15-year leases for the completed properties.

Hemsö borrows SEK 2.7 billion with focus on sustainable financing

During the first quarter of 2022, Hemsö has issued sustainable bonds in the amount of SEK 1.4 billion and has borrowed the equivalent of SEK 1 billion from the European Investment Bank (EIB). In addition, SEK 300 million has been issued in traditional bonds.

Hemsö uses EIB financing for energy efficient social infrastructure

The SEK 1 billion financing will support the new construction and redevelopment to highly energy efficient standards of social infrastructure. The project includes a total of eight new buildings under construction in Sweden, as well as the redevelopment of a ninth building in Finland. In June 2021 Standard and Poor’s (“S&P”) communicated that they had updated the criteria for “Public & Social Housing Providers” and for that reason decided that these criteria were no longer applicable for Hemsö.

Hemsö acquires nursing home in Germany

On June 1, 2021, Standard & Poor's (S&P) updated its rating criteria for "Public & Social Housing Providers". S&P has used this methodology to determine Hemsö's credit rating since 2015. Due to the updated criteria S&P has today decided that Hemsö’s credit rating will no longer be determined using this criteria methodology.

Hemsö’s shareholders make an additional equity injection of SEK 1.0 billion

Hemsö’s shareholders have decided to make an additional equity injection of SEK 1.0 billion to increase the investment capacity whilst keeping a stable capital structure. The capital will be injected during the third quarter 2021.

Hemsö acquires property for establishment of family centre in Finland

Hemsö is acquiring a property for conversion into a municipal family centre in Espoo outside Helsinki in Finland. The property will undergo extensive refurbishment, and a 10-year rental agreement has been signed with the City of Espoo. The total investment amount is approximately EUR 22 million.

Hemsö acquires municipal campus grounds in Finland

Hemsö has acquired all the buildings and ongoing development projects in the Paavola campus grounds in central Lahti. The buildings will undergo extensive refurbishment in addition to the new construction on the campus grounds. The total investment amount is approximately EUR 85 million.

Hemsö repurchases EUR 37 million of the EUR 300,000,000 1.75% note maturing on 2029-06-29 (XS1632767718). The repurchase was carried out to provide liquidity in the market for Hemsö's bonds and thereby enable more cost-effective borrowing in the future.

Hemsö to develop new elementary school in central Helsinki

Hemsö is developing a new elementary school for 700 pupils at the Arkadia 24 property in central Helsinki, Finland. The property will undergo extensive refurbishment and a 15-year rental agreement has been signed with the City of Helsinki. The Arkadia 28 property was acquired before the summer, and the Hanken School of Economics is relocating to the property.

Hemsö develops new school in Finland

Hemsö is developing a new school of music in Finland, the Joensuu Conservatory. A 20-year rental agreement has been signed with the City of Joensuu. The investment amount is approximately SEK 140 million.

Hemsö acquires educational properties in Finland

Hemsö is acquiring an upper secondary school in Jyväskylä and a university building in Helsinki. Hemsö is also strengthening its position in Turku by acquiring shares in Turku Technology Properties Oy. The total investment corresponds to approximately SEK 250 million.

Hemsö acquires justice system property in Germany

Hemsö is expanding its property portfolio in Germany with the acquisition of an educational property for the justice system in Wiesbaden. The investment amount is approximately SEK 700 million and a 15-year rental agreement has been signed with the German state.

Hemsö is continuing to diversify the company’s financing and has entered into a new, bilateral EUR 75 million Schuldschein loan, a Namensschuldverschreibung (NSV, a German law registered bond).

Hemsö starts Ljuslyftet, an innovative lighting project, at the Raoul Wallenberg School in Solna

Hemsö is investing just over SEK 1 million in a pilot project in digitalisation and light environments at the Raoul Wallenberg School (RWS) in Järvastaden, Solna, Sweden. A dynamic lighting system will be tested, in which the brightness and colour of the lighting can be varied. The aim is to improve the concentration ability and study results of the students.

Hemsö to complete previously announced property acquisition and invest in Turku Technology Properties in Turku, Finland

Hemsö is acquiring a property portfolio with eight nursing home and health care properties in Turku, Finland, as agreed in a previously announced letter of intent. Hemsö will simultaneously invest and acquire a 34.8-per cent stake in Turku Technology Properties (TTP). The total investment value is EUR 180 million.

Hemsö owners provide SEK 1 billion in equity

Hemsö Fastighets AB (Hemsö) increased its equity in January 2019 by SEK 1 billion through shareholder contributions from the company’s owners, the Third Swedish National Pension Fund and AB Sagax. Participating interests in Hemsö were not impacted by the new capital.

Hemsö involved in property transaction with the City of Turku, Finland

Hemsö and the City of Turku are preparing a transaction whereby Hemsö will acquire a property portfolio comprised of eight nursing homes and health care properties from the City of Turku in Finland. The acquisition cost amounts to EUR 130 million.

Hemsö invests SEK 30 million in school playgrounds

Hemsö will invest SEK 30 million in the Skolgårdslyftet development project. The aim of the project is to raise the quality of the outdoor environments in all of the portfolio’s pre-school and school playgrounds. The investment will help to improve social sustainability by enhancing and developing the outdoor environment of our schools, with a focus on children and young people. The objective is to develop the school playgrounds in line with current research on quality outdoor environments. Hemsö currently owns approximately 80 preschools and schools across Sweden.

Hemsö acquires two nursing homes in Turku

Hemsö is acquiring two nursing homes that are under construction in the Turku region of Finland. A 12-year lease agreement has been signed with the care company Esperi Care Oy for both of the nursing homes. The investment amount is SEK 125 million.

Hemsö acquires three university properties in Helsinki

Hemsö has acquired three university properties in central Helsinki. The tenant is the University of the Arts Helsinki, which consists of the Finnish Academy of Fine Arts, the Sibelius Academy, and the Theatre Academy. The University of the Arts has signed new long-term lease agreements. The total investment volume, including renovation, is SEK 800 million.

Hemsö borrows SEK 800 million from the Nordic Investment Bank

The eight-year loan is unsecured and in line with the Nordic Investment Bank lending strategy to promote social sustainability in the Nordic countries. The loan is linked to the development of the Patienten 1 property in Hagastaden, Stockholm, Sweden. The property which in addition to accommodating the new St Erik Eye Hospital, will become a centre for business, research and education in eye research and care. Hemsö’s jointly owned company, Vitartes, is developing the project.

Hemsö issues a 15 year 50 million EUR bond

Hemsö has issued EUR 50 million under the company’s EMTN programme. The bond has a term of 15 years with a credit margin of 0.80 per cent over the mid swap rate and carries a fixed annual coupon of 2.00 per cent.

Hemsö issues SEK bond with a term of 20 years

Hemsö has issued SEK 150 million under the company ’s EMTN programme. The bond has a term of 20 years with a credit margin of 1.20 per cent over the mid swap rate and carries a fixed annual coupon of 3.05 per cent.

Hemsö wins proposal to develop the Södra Källtorp district in Västerås

Hemsö has been appointed by the City of Västerås to develop the area around the Wenströmska school in the new Södra Källtorp residential district. Hemsö will acquire the Wenströmska school and build a nursing home with 120 places, 60 sheltered housing units, and a preschool with 72 places. The total investment amount is SEK 490 million. The main tenant will be the City of Västerås, with a 25-year lease agreement.

Hemsö acquires adult education centre in Dortmund in Germany

Hemsö has acquired an adult education centre in Dortmund at a value of SEK 100 million. The lettable area amounts to approximately 5,500 sqm and the tenant is the City of Dortmund.

Hemsö acquires research centre in Germany

Hemsö has acquired an environmental and research centre under construction in Duisburg in Germany. The total investment amounts to SEK 1.1 billion.

Hemsö launches joint venture with Lantmännen

Hemsö and Lantmännen have formed a joint venture to develop and manage properties for public use. The focus will be primarily schools and nursing homes.

Hemsö develops schools in Norrköping

Hemsö is constructing and converting properties into schools in Sandbyhov, Norrköping. The project encompasses 10,250 sqm and the total investment amounts to approximately SEK 260 million.

Hemsö has acquired a nursing home in Heusenstamm, by Frankfurt am Main, for a total investment volume of approximately SEK 220 million. This is Hemsö’s eleventh nursing home in the Rhine-Main area.

Hemsö renews lease with AcadeMedia

Hemsö has renewed the leases for seven schools with its tenant AcadeMedia. The rental leases comprise a total of 27,000 sqm and the contract periods are for 10 and 15 years. In conjunction with the negotiations, the parties have agreed on a standard framework agreement.

Hemsö acquires property for the legal sector in Finland

Hemsö is acquiring its first property for the legal sector in Finland. The property is situated in Hämeenlinna and comprises a lettable area of about 4,700 sqm. The purchase price amounts to approximately SEK 87 million.

Hemsö acquires nursing home and preschool in Finland

Hemsö has acquired a nursing home and a preschool under construction in Finland. The acquisition is being carried out under the framework agreement signed with YIT in June 2016. The purchase price amounts to approximately EUR 13 million.

Hemsö acquires nursing home portfolio in Germany

Hemsö enhances efficiency of technical operation

Hemsö Fastighets AB conducts regional procurement procedures for the technical operation of its entire Swedish property portfolio. The aim of the procurement procedures is to harmonise and standardise the technical operation and to enhance efficiency and quality by reducing the number of suppliers.
